For the art lover, every villa features an impressive selection of original art, complementing the panoramic views of the lake, mountains, and gardens. Each villa is uniquely handcrafted and carefully appointed to be a haven of contemporary luxury.
B´alam Ya is located eastward at km 2 on the paved road between Panajachel and Santa Catarina Palopo. Each of our four villas nestles the lakeside and or on the hillside among tropical gardens, each with an unobstructed view of the lake and surrounding volcanoes.
Each luxurious villa is self-catering, well equipped with cooking and dining appliances. Guests need only bring food for cooking, or utilize our personal shopping service to have your refrigerator fully stocked prior to check-in. Alternatively, you may choose to enjoy the luxury of a private chef who can prepare a gourmet meal in the comfort of your own villa.
Guests are encouraged to enjoy the complimentary kayaks, canoes, sculling shells, numerous outdoor lounge areas and swimming and snorkeling areas. Take a siesta in a secluded hammock, experience the sunset from your private dock, watch the abundant bird life from a private corner in the tropical garden, meditate on the lakeside, do yoga while listening to rhythmic waves, or enjoy a relaxing outdoor massage on your private terrace. VILLA MIRADOR

Villa Mirador offers our most spectacularly expansive views of Lake Atitlan. Newly constructed and designed by a respected local Guatemalan architect, it was designed and built with the utmost care using local materials. Rich original artwork and cypress wood lends luxurious warmth to this villa. The spacious and high-ceilinged living area features a corner wood-burning fireplace with an expansive outdoor terrace, giving you the option to lounge or dine either in or outdoors. Villa Mirador has two bedrooms and a large open studio that can be converted into another sleeping area, accommodating up to six guests.
The master bedroom has a king-size bed, converts into 2 twin beds that faces a curved wall of windows overlooking the lake and volcanoes. The adjoining bathroom and dressing area is richly appointed using wood, marble and glass. The second bedroom upstairs is furnished with a queen-size bed and sleeper sofa and adjoining bathroom. The upstairs bedroom also has a spacious, and private open-air terrace perfect for enjoying the sunset.

VILLA BAMBU

Newly constructed, handcrafted from local materials with a warm luxurious feeling, every window from this two-bedroom villa offers picturesque views of the lake. It has a fully equipped kitchen overlooking a grove of bamboo. The cozy living room with its corner fireplace leads to a comfortable covered terrace for outdoor dining and lounging.
The master bedroom is located on the upper floor with a king-size bed that converts into 2 twins and adjoining bathroom with an oversized marble tub. The second bedroom downstairs has a queen-size bed and sleeper sofa, also with a private adjoining bathroom.
The tri-level Villa Bambú has three outdoor terraces, two of which have lakeside views.

The spacious bathroom, tiled with local Tikal dark green marble, has a claw-foot tub as well as separate glass shower.
Through a separate entrance there is a fully equipped kitchen and a private veranda, where you can enjoy BBQ grilling or just sit and commune with nature, watching the ever-changing view of the lake as the sun sets over the volcanoes.

“This is a magical spot on earth, this lovely place tucked into the hillside overlooking Lake Atitlan and surrounding volcanoes. From the second we set foot on the property we knew we were in for a treat. We were greeted by Nisa, the manager, who showed us around and then took us to our amazing villa. It was beyond what I might have wished for. The rooms are spacious, light-filled, immaculate and welcoming. The refrigerator stocked, and a take-out menu for in-room delivery at the ready. The views from the floor-to-ceiling windows are incredible. The balconies private and expansive. We had pizza delivered the first night, and are excited about our in-room local Guatemalan prepared meal tonight. (Breakfasts are prepared in-room, too! Amazing.) Nisa arranged a private boat tour, booked our room at our next stop and gave us all sorts of insider travel tips. One of the best stays this frequent traveler has had anywhere!”
